INVESTMENT CRITERIA
Rabinov Property Management Limited (RPML) as the Responsible Entity for the Rabinov Property Trust (Trust), intend to maintain geographic diversity of the Trust's property portfolio, by continuing to invest in regional Australia as well as in the capital cities. The Trust's investment criteria, adopted by Rabinov Property Management Limited and summarised below will be reviewed from time to time by Rabinov Property Management Limited in light of market conditions.
- Properties are leased to well known tenants. Although Rabinov Property Management Limited aims to purchase single tenanted properties, multi-tenanted properties will be considered if they meet other criteria;
- Leasing arrangements are in place that permit fixed increases and/or rental increases that are subject to market reviews, with a "ratchet" or "collar" thus limiting the extent of a fall in rental income;
- Properties yet to be constructed or under construction will be considered as they could allow purchases to be made with reduced stamp duty costs and increased depreciation allowances;
- Long term leases, generally exceeding 5 years at the time of purchase, should normally be in place to provide security of income.
